My 10 Reasons for investing in property
- You get higher returns in property than investing in the bank… yes even with the impending doom and gloom of Brexit. Average property prices are expected to grow by 2-4% in 2019. That’s better than the bog standard 0.75% in a bank plus you get the rental profits too!
- Where there is market uncertainty, there is definitely a deal to be had! And there is so much uncertainty around right now. If a seller has decided to put their property on the market, it’s because they need to get rid of it. You need to jump in there and put in an offer, which is below ask, but not insulting! 15-20% below works, unless it’s an absolute state, then start lower!
- The country needs more good Landlords. If, even in the face of all of this crazy BREXIT talk, you can still find in your heart to create exceptional properties for awesome tenants. WE NEED YOU! there’s no better time to become a Landlord, because there are an awful lot of tenants who need a good home.
- The tax changes are taking hold and portfolio Landlords are selling up. You could take those properties and make them great. So go in there and negotiate hard, reward the Landlord for their work, but grab a deal.
- Lending is still pretty cheap – 2 year fixed term 75% mortgages are still starting from as low as 1.69%
- If you are creative and you love refurbishments and interior design, property investment will allow you to live out this dream! No longer do tenants want plain white/magnolia decor. They want something, modern, creative, a cosy home. You get to make that!
- Technology makes it possible to invest from anywhere… I invest from New York and manage my portfolio. Where there’s wifi, there’s a way!
- Commercial is a lucrative investment as there is scope for rents to go up over the next 5 years. The reason is simply that BREXIT is keeping commercial rents low. The minute that’s negotiated and done with, commercial tenants will start to feel more relaxed, the economy will pick up and tenants can afford more rent. High rents = higher investment value, woop!!
- If you ever wanted to get to know a new area, but didn’t want to live there yourself… why not buy an investment there instead! There’s no more perfect place to invest than a place you are passionate about and love.
- If you, by nature, are super organised, love a good project and are a people person than property investment is your thing and the good news is, you can get started right now. There’s no time like the present!
