Sound familiar?

You already know property. Commercial plays by different rules.

You've built a residential portfolio, or you're about to start. You understand rental income, mortgages and refurbs. Then you open a set of commercial particulars and find yourself staring at lease terms, rent reviews, break clauses and a yield figure that seems too good to be true.

The asking price isn't the value.

In residential, you check what the house next door sold for. In commercial, value is driven by the lease, the tenant and the income. Leases run for years and give tenants protected rights under the 1954 Act. A lease event you didn't spot can move the value up or down by thousands.

And a high yield isn't the same as a good return.

Most new commercial investors try to piece it together from forums, agents' particulars and YouTube. They overpay, misread a lease, or walk away from a good deal because they couldn't tell the difference. Guessing in commercial property is expensive.

The fix isn't more deals. It's understanding the theory first.

Get to grips with it
The deal-guessing trap

Most new commercial investors get stuck in a loop like this:

01You spot a commercial property that looks promising. The yield is high and the price looks fair.
02But you can't tell if that yield is real, what the lease means for its value, or what it's actually worth.
03So you ask forums, agents and friends, get five different answers, and either overpay or let it go.
And repeat. The next deal comes along and you're back at step one, no more confident than before.

The way out isn't finding more deals. It's knowing how to read one.

I've been there

I hated valuations.

When I was training to be a surveyor, I couldn't get my head around them. I scraped through the valuation modules in my master's because I just didn't understand the terminology or the logic behind it.

To get me through my APC, my counsellor had me memorise how to do a valuation, line by line. Even then, the maths didn't sink in.

"The higher the yield, the higher the risk?!" "Where are you getting those numbers from?!" "You're capitalising what now?" "We're deferring which rent, and why?!"

It all sounded so complicated. Turns out, it isn't. It's surveyor and financial jargon, and someone like me doesn't care for it.

This is the course I wish I'd had in 2011.

It explains simply how commercial values work, makes clear what they actually mean, and then puts it all into practice.

Natasha walks you through what's inside

The welcome lesson from the course itself: how it's built, who teaches each part, and how to get the most from it.

The foundations

Three things make every commercial deal make sense.

Each lesson builds on the one before, in the same order surveyors learn it. Get these right and you can look at any commercial property and understand what you're really buying.

Pillar 1: The Lease

Know what drives value

How commercial leases work, what the 1954 Act means for you as a landlord, and the lease events that push value up or down.

Pillar 2: Yield & Return

Know what you'll actually make

The difference between yield and return, rental value and capital value, and price and worth, plus how to think about ROCE.

Pillar 3: Valuation

Know what it's worth to you

How surveyors value commercial property, from comparable evidence to rack rent and term and reversion, then put it all into a deal analysis.

The cost of guessing

See what one yield point is worth

In commercial property, value is driven by income and yield. Put in a rent and two yields and see how much a small misjudgement changes what a property is worth.

Value at your yield
£375,000
Value at the right yield
£333,333
The cost of getting it wrong
£41,667

That's about 111 times the Halloween course price.

Simplified illustration: value = annual rent ÷ yield. It ignores purchaser's costs, lease terms and other factors the course covers in detail. Not a valuation.

Introduction

How the course works and how to get the most from it.

02
Where the guessing ends

Resi vs Commercial

The terminology, the leases and the rules are different from residential. This is where we start, because the lease drives how you value a property later on.

  • Investment characteristics: residential v commercial
  • Rental value v capital value
  • Leases and the 1954 Act
  • Lease events which impact value
  • Price v worth & ROCE
  • Statutory compliance
03
The numbers that matter

Yield vs Return

Why a headline yield can hide a poor return, and how to measure what you'll actually make.

04
Think like a surveyor

Commercial Valuations

The crux of commercial property investment: how a property is valued, step by step. John Mansfield MRICS, who ran valuation lecture programmes at two UK universities for nearly 20 years, takes you through the valuation lessons, and Caroline Saxon MRICS shows you how to handle comparable evidence.

  • Valuation preparation
  • Finding comparable evidence
  • Calculation principles
  • Rack rent valuations
  • Term and reversion valuation

What a member says about the course
"What attracted me the most initially was having access to the Getting to Grips with Commercial course."

"I wanted to start a commercial property company but knew I needed more education, particularly around valuation and leases. The weekly meetings and membership group would become increasingly useful as I learned more, started my company and progressed toward my goals.

I have learned lots of valuable things from real-world situations brought by other members to exclusive weekly meetings and discussions on Slack and Zoom. Becoming a member, with the knowledge of the Members Club behind me, I've grown from being a rookie to a competent commercial property investor."

The NCRE Deal Analysis Claude Skill

Learn the theory in the course, then let AI do the legwork. Our Claude Skill takes a property's details and fills out the Deal Analysis spreadsheet for you, using the same method you'll learn in Module 5.

It doesn't guess. It asks for your real borrowing rate, void and rent-free periods, and flags every assumption so you can see what's solid and what needs checking. Because you've done the course, you'll know exactly how to check its work.

Only available when you buy before midnight (UK time) on 31 October. After Halloween, the course goes back to £525 + VAT without the Claude Skill.

You'll need your own Claude account on a plan that supports Skills.

Natasha Collins MRICS
Why learn from us

Taught from the surveyor's side of the table.

I'm Natasha Collins MRICS, a chartered surveyor and the founder of NC Real Estate, a firm of surveyors helping landlords and property investors build commercial and mixed-use portfolios that align with their goals. I've been in the property industry since 2008. My team and I work with investors across the UK to acquire and manage commercial property, and we see the same costly mistakes again and again.

That's why members of our Members Club who are new to commercial property start with this course. Before you analyse a live deal, you need to understand the theory behind it. Now you can take that same foundation on its own.

I built this course the way I learned to be a surveyor: theory first, then practice. You'll also learn from two of my chartered surveyors:

John Mansfield MRICS has extensive valuation and development appraisal experience, and ran lecture programmes at two UK universities for nearly 20 years. He also manages his own residential portfolio.

Caroline Saxon MRICS is a chartered surveyor and RICS Registered Valuer with 10 years' experience, mainly in commercial real estate. A self-confessed lease nerd, she specialises in rent reviews, lease renewals, regears and improving asset value through lease negotiation, particularly on industrial and mixed-use property. As a freelance surveyor working across a range of clients, she brings a broad view of the market, and she's a former Great Britain open water swimmer too.

No noise, no overwhelm, no hype.

What you walk out with

A confident commercial investor can do all of this.

By the end of the course, so can you:

Explain how commercial investment differs from residential, and why it matters for your returns
Read a commercial lease with confidence, including what the 1954 Act means for you
Spot the rent reviews, breaks and expiries that move a property's value
Tell yield from return, and price from worth
Find and use comparable evidence the way a surveyor does
Run rack rent and term and reversion valuations
Analyse a deal using the 2026 Deal Analysis spreadsheet
Know what a property is worth to you before you make an offer
Is it right for you?

This is for you if…

  • You're a residential investor or landlord ready to move into commercial or mixed-use property
  • You're about to analyse your first commercial deal and want to understand what you're looking at
  • You've heard "1954 Act", "covenant strength" or "term and reversion" and want them explained properly
  • You have a SSAS or SIPP and want to understand the commercial property it can invest in
  • You'd rather learn the foundations once than guess on every deal
  • You want a get-rich-quick deal-sourcing system
  • You want someone to find and analyse deals for you (that's our Members Club and 1-to-1 services)
  • You already value commercial deals with confidence

FAQ

Frequently asked questions.

When can I buy the course?

Doors open at 12 noon on Monday 26 October. Waiting list members get the link at 9am that day, plus a 20% off code that lasts until 12 noon on Wednesday 28 October. The Halloween price and the Claude Skill bonus then run until midnight (UK time) on 31 October.

How long does the course take?

Around 10 hours in total. It's designed to be completed over several days, but you can go at whatever pace suits you.

I only invest in residential property. Will I keep up?

Yes. The course starts by comparing residential and commercial investment, so it builds directly on what you already know.

Can I watch it all in one go?

The lessons are designed to be watched in order, because each one builds on the last. The Deal Analysis module unlocks three days after you start, so you have time to digest the theory, take notes and rewatch the valuation lessons before putting it into practice.

What if I get stuck?

There's a help button in the course menu. Send us your question and a member of the NC Real Estate team will come back to you as soon as we can.

Do I need to be good with spreadsheets?

No. Module 5 walks you through the 2026 Deal Analysis spreadsheet one tab at a time.

How do I access the course?

The course is hosted on Kajabi. Once you've enrolled you'll receive your login details by email, and you can watch on your computer or on the Kajabi mobile app.

How does the Claude Skill bonus work?

Claude is an AI assistant made by Anthropic. You add our Skill to your own Claude account, upload a property's particulars and answer a few questions, and Claude fills in the Deal Analysis spreadsheet for you. It's only included with purchases made before midnight on 31 October. You'll need a Claude plan that supports Skills. It speeds up the analysis, but it doesn't replace your judgement or professional advice, which is why we teach you the theory first.

Does this include the Members Club?

No. This is a standalone course covering the theory. The NC Real Estate Members Club is where you apply it to live deals, with weekly Deal Analysis Masterclasses and Q&A calls with chartered surveyors, community support and the Go Under Offer in 100 Days roadmap. If you decide to join within 6 months of buying the course, the fee you paid for it (excluding VAT) can be put towards your membership, or towards any other NC Real Estate service. That's £375, or £405 if you paid in instalments.

When does the Halloween price end?

At midnight (UK time) on 31 October 2026. After that the course returns to £525 + VAT and the Claude Skill bonus is no longer included.

Can I spread the cost?

Yes. You can pay in three monthly instalments of £135 + VAT (£405 + VAT in total), or save £30 by paying £375 + VAT in one go. Both options include the Halloween Claude Skill bonus if you join before midnight on 31 October.

Can I get a refund?

No. You get instant access to the full course and its downloads, so we can't offer refunds. Instead, we offer the Still Stuck? Guarantee: if you finish all six modules within 90 days of purchase and still can't value a deal, email hello@ncrealestate.co.uk within those 90 days and you'll get a free 30-minute call with one of our chartered surveyors, who will walk you through it.

Is this financial advice?

No. The course is educational and does not constitute financial, legal or tax advice. Always take professional advice on your own circumstances.
