This will save you time + money so it’s only a win-win situation if you get these skills down…
…if there is any way you can arrive at a maintenance situation and get it sorted quickly, or talk your tenant through it, not only can you offer better customer service for your tenants, you can get things done much more efficiently.
{NOTE: I’m not suggesting that you take over management, I’m simply saying if you are available then just get it done… not that you have to go out of your way}
So if you don’t have these skills already, it’s time to brush up and go get them… oh, and yes before you ask, these are definitely skills I have and they have got me out of would be stressful management situations handful of times!

Changing a lightbulb

Manually flushing a toilet using a bucket & water… before the plumber can arrive

Filling a hole, smoothing it and painting it so that no one would ever know that there had been damaged

Unplugging a blocked toilet, sink or bath

De-mildewing a washing machine… so that it doesn’t get blocked up and flood everywhere

Hanging curtain rails or shelves using a power drill!

Putting together flat pack furniture in a calm and collected manner… it’s expensive if you hire someone else to do it, so might as well get to grips with it!

Mouse proofing a house/apartment – filling holes, setting traps

Knowing your way around a fuse board and getting the fuses back on when one trip (even in a traditional fuse board)

Resetting the fire alarm panel if it goes off and there is no fire
Hopefully, you can tick off all 10 and be feeling pretty smug that you are a great landlord, however, if there is a skill missing… go out and learn it now!
