Estate agents have the knowledge which will help your property sell and also help you buy your dream home. So, you may ask yourself “Why is using an estate agent so important?” We are about to tell you why!

Experience

Having knowledge of the property market and property in general is an essential part of being an estate agent. The skills and familiarity which they have will ensure that your property is marketed to its full potential.

They may have sold hundreds of properties like yours before, or even sold homes on your street, so they will know what works and what doesn’t.

Selling

So, who better to sell your home than someone who lives and breathes property? The selling process can be complicated and long winded. They will also help you arrange viewings and arrange offers, therefore taking the majority of the stress away.

Fees

We all know there are some fees if you use an estate agent. It usually works on a percentage basis, so they take a percentage of the final sale price. All estate agents fees are different, they can range between 0.75% – 3.0%+VAT of the agreed selling price. Sometimes fees are negotiable, so don’t ever be put off initially.

Knowledge

An estate agent will have knowledge of the local area and property market. They will probably have a database full of potential buyers who are waiting for the perfect property. They will do their utmost to make sure your property sells for the right price. They will also be able to answer any queries that the potential buyer may have and give you any feedback to make your property more sellable.

Initially, you will need to get your property valued so you know how much it should be marketed for. An estate agent will most likely value your property for free.

Marketing

In today’s property market, estate agents invest heavily in maximising the marketing of the properties they are trying to sell. They try their hardest to reach the potential audience which may be interested in buying your home. Your property is most likely to be advertised through the following ways:

  • In store/window display at the local branch
  • Email notifications
  • Social media
  • In local newspapers
  • On their website – or websites like Rightmove or Zoopla

Advice 

Your estate agent will be on hand to answer any questions or concerns you may have. They will be able to provide you with the best course of action to take, as well as helping you overcome any obstacles which may be blocking the sale of your property.
