Have you ever found the way agents advertise vacant commercial spaces completely uninspiring? I didn’t even realize I felt this way until a recent experience highlighted just how outdated some sales tactics have become.
Ignoring Basic Instructions: A Sales Tactic Gone Wrong
On a seemingly mundane afternoon, while walking back from my post box—0.12 miles down the road—I noticed someone ringing my doorbell. This wouldn’t be unusual, except for the fact that there’s a sign right above the doorbell that clearly states, “DO NOT ring the bell. The dog barks, the baby wakes up, it’s chaos.”
Yet, this person ignored the sign in an attempt to sell their service. I watched from across the street and thought, “No way is this person getting our business.” If they can’t follow a simple instruction, why should I trust them with more complex tasks?
The Need for Proactive Marketing
This incident made me reflect on my recent efforts to market some of our commercial buildings. I enjoy being proactive and solving problems, even if my attempts don’t always succeed. I’d rather try something new and fail than stick with old methods that might no longer be effective.
I can’t stand it when an agent lists a building and does the bare minimum—posting on Zoopla, LoopNet, Rightmove, hanging a “For Let” sign, and adding it to their website. That’s it. No additional effort to highlight what’s unique about the property or why it would appeal to potential tenants.
Embracing Innovative Marketing Strategies
Come on, we can do better!
Do you share this frustration? Have you had properties linger on the market because agents aren’t putting in the effort? It’s happened to me, and it drives me crazy. It makes me look like I’m not doing my job.
That’s why I’ve been testing new marketing strategies behind the scenes. Facebook ads, eye-catching vinyls, direct marketing—I’ve been trying it all.
