You may be thinking that I am giving you advice that you don’t need after all Property Management Mondays is dedicated to property management but this is SO SO IMPORTANT.

If you do not make sure that your letting agents are including these documents with the tenancy agreement then it’s quite possible that you won’t be able to serve a section 21 notice along the line.

So what do you need:

1. An in date gas safety certificate – remember you need these yearly

2. An EPC – Check out my blog here

4. Deposit Protection Information and Prescribed information

Up to Date Info

Tenancy Deposits
You then need to make sure your tenant has these, so when they pick up their documents or sign documents, get them to sign that they have received this info. Then also send it by email and get a read receipt attached.

Once you have made sure that this has been done you can be safe in the knowledge that you have completed your tenancy agreement properly.

I don’t think that it is well know that you need to include all of this information and it is likely even the letting agents with the best intentions may not know so make sure your letting agent is doing this!
